Charter Schools in Las Vegas: What Relocating Families Need to Know

If you're relocating to Las Vegas with children, there's a good chance that at some point during your research you're going to hear someone mention charter schools .

And if you're coming from California or another state, you may have questions.

Are charter schools private?

Do you have to pay tuition?

Do you have to live in a certain neighborhood?

If I buy a house near the school, does my child automatically get in?

These are important questions to ask before you choose a home based on a particular school.

As a Las Vegas native and REALTOR® who works with relocation buyers, schools come up frequently when families are trying to decide which part of the Las Vegas Valley is right for them.

So let's break down what you should know.

First: Charter Schools Are Public Schools

This is probably the biggest misconception I hear.

Nevada charter schools are public schools and tuition-free . They're open to families subject to available space.

That makes them different from private schools, where families generally pay tuition and go through the individual school's admissions process.

But charter schools are also different from your traditional neighborhood public school.

And that's where things sometimes get confusing for relocation buyers.

Buying a House Near a Charter School Doesn't Automatically Get Your Child In

This is extremely important.

With a traditional zoned CCSD school, your home address helps determine your child's assigned school. CCSD actually provides a school-search tool where parents can look up the school associated with an address. https://www.ccsd.net/zoning

Charter schools work differently.

You generally apply directly to the charter school , and admission is subject to space and that school's enrollment procedures.

So if you find a beautiful house two minutes away from a charter school you love, don't assume buying that house guarantees your child a seat.

Verify the school's enrollment process first.

That's something I would want every relocating parent to know before making a home-buying decision.

What Happens When More Families Apply Than There Are Seats?

This is where you'll hear the word lottery .

Nevada's State Public Charter School Authority explains that when applications exceed the available spaces, charter schools use a lottery process to determine enrollment, subject to applicable enrollment priorities.

That means applying doesn't necessarily mean being admitted.

Some students may receive a seat while others may be placed on a waitlist.

And the exact application dates, lottery dates and enrollment procedures can vary by school.

The State Public Charter School Authority maintains information about individual charter schools, including enrollment and lottery information, which can be a helpful starting point for parents researching their options.

You've Probably Heard of Pinecrest Academy

If you've spent any time researching Las Vegas schools—or talking to parents who live here—you've probably come across Pinecrest Academy of Nevada .

Pinecrest has multiple campuses in Southern Nevada and is one of the charter-school names I frequently hear families mention.

But here's another detail that's particularly important for someone moving here:

Pinecrest applications are campus-specific.

Its current enrollment policy says an application submitted for one Pinecrest campus does not automatically apply to all of its campuses. Each campus conducts its own lottery, and families interested in multiple campuses need to follow the application requirements for each one.

Again, this is why I wouldn't recommend choosing a house solely because it's close to a particular Pinecrest campus until you've researched enrollment.

What If We're Moving to Las Vegas in the Middle of the School Year?

This is another situation relocation families need to think about.

Maybe you're transferring for work.

Maybe your house in California sold sooner than expected.

Or perhaps you weren't planning to move until summer and suddenly your timeline changed.

Charter-school availability may be limited by grade and campus, so don't assume a seat will be available simply because you're moving into the area.

Contact the individual school and ask about its current enrollment and waitlist.

At the same time, research the traditional public school associated with the homes you're considering.

Having a Plan A and Plan B can make the relocation process much less stressful.

Charter School vs. Traditional Public School: How Does This Affect Your Home Search?

This is where my role as your REALTOR® comes in.

I don't choose a school for your child or tell you that one school is “better” than another.

But I can help you understand the geography of Las Vegas.

For example, if you're considering schools in Henderson but also looking at homes in Summerlin, let's look at that drive.

If you're interested in a particular charter campus, let's see what communities and housing options surround it.

If you're deciding between Summerlin, Henderson, Southern Highlands, Mountains Edge, Inspirada, Cadence or Northwest Las Vegas , we can look at the housing and lifestyle differences while you research the educational options that are right for your family.

Those two decisions can—and probably should—happen together.

Don't Forget About Other School-Choice Options

Charter schools aren't the only alternative to a traditionally zoned school.

CCSD also offers Open Enrollment , which allows families to apply for available seats at participating schools outside their assigned attendance zone. CCSD says the schools available through this program depend on capacity.

For the 2026–2027 school year, Open Enrollment is currently closed , and CCSD says applications for the 2027–2028 school year open October 5, 2026 .

There are also magnet and specialized programs within CCSD.

So when someone tells you, “This is the school you're zoned for,” don't automatically assume that's the end of your research.

Depending on your family's situation, there may be other options.

My Biggest Advice for Parents Relocating to Las Vegas

Research schools before you fall in love with a house.

Not after you're under contract. And don't rely solely on a school-rating website or something someone posted in a Facebook group three years ago.

Look at current information.

Verify school zoning.

Check application deadlines.

Research charter enrollment and waitlists.

Talk directly with the schools you're considering.

Then let your REALTOR® help you determine which communities and homes make sense based on the decisions you've made for your family .

That gives you a much better starting point for your Las Vegas home search.

Moving to Las Vegas With Kids? What to Know About Schools Before Choosing a Neighborhood

If you're moving to Las Vegas with school-age children, there's something I think you should research before you fall in love with a house: schools.

This is especially important for families relocating from another state because the Las Vegas school system may work differently than what you're accustomed to.

I often hear people look at an online school rating, see a number they don't love and immediately cross an entire area off their list.

But there's much more to the story.

Las Vegas families have access to traditional public schools, magnet programs, public charter schools and private schools. Depending on your child's needs, the school you ultimately choose may not even be the school assigned to your home address.

So before choosing your Las Vegas neighborhood based entirely on a number you found online, here's what you should know.

Most Traditional Public Schools Are Part of CCSD

The Clark County School District serves Las Vegas, Henderson and the surrounding Clark County area.

For traditional public schools, your home address generally determines which school your child is zoned to attend.

That makes school zoning an important consideration when you're buying a home.

And here's something relocation buyers sometimes don't realize:

A Las Vegas mailing address doesn't necessarily tell you everything you need to know about the schools associated with that property.

Even homes located relatively close to one another can potentially have different school assignments.

Before making a housing decision based on a particular school, parents should verify the current zoning directly with CCSD.

Don't Rely on a School Rating Alone

This is one of the biggest things I want relocating parents to understand.

You've probably seen websites that assign schools a rating such as 4/10, 7/10 or 9/10.

Those numbers can be useful as one piece of information , but they shouldn't necessarily be the entire decision.

Look deeper.

What programs does the school offer?

What does the Nevada Department of Education data show?

Does the school offer programs that are particularly important to your child?

What are the enrollment requirements?

What does the school's own website tell you?

And most importantly, is that actually the school your child would attend?

Do your own research rather than choosing—or eliminating—a neighborhood based solely on one number.

Las Vegas Has Tuition-Free Public Charter Schools

This is something many relocation families don't realize.

Las Vegas has a large number of public charter schools , and public charter schools are tuition-free.

One name you'll hear frequently around the valley is Pinecrest Academy , which operates multiple campuses in Southern Nevada.

But living near a charter school doesn't automatically mean your child attends that school.

Charter schools can have their own application and enrollment procedures, and when applications exceed available seats, admission may involve a lottery.

That's a major difference from simply purchasing a house inside a traditional public-school attendance boundary.

If a particular charter school is important to your family, investigate its enrollment process and deadlines before planning your home purchase around it.

What About Magnet Schools?

CCSD also offers magnet programs.

These programs can focus on areas such as STEM, performing arts, technology, medical studies, career and technical education and other specialized subjects.

Magnet programs have their own application requirements and timelines.

That means a family moving to Las Vegas may have educational options beyond the traditional neighborhood school—but you need to know those options exist early enough to research them.

Las Vegas Also Has Private-School Options

Private education is another option throughout the valley.

One of the best-known names is Bishop Gorman High School , particularly because of its academics, extracurricular programs and nationally recognized athletics.

But Bishop Gorman isn't the only private-school option.

There are private and independent schools serving different grade levels, educational philosophies and areas of the Las Vegas Valley.

Unlike public and charter schools, private schools charge tuition and have their own admissions requirements.

For families considering private education, where you live may therefore be less about a school attendance boundary and more about

how far you're willing to drive every morning and afternoon.

Summerlin, Henderson or Southern Highlands?

This is where relocation gets interesting.

A buyer might tell me:

“I heard Summerlin has the best schools.”

Or:

“Someone told me I should only look in Henderson because of the schools.”

That's when I encourage them to research further.

Rather than having your REALTOR® decide which school is “good” or “bad,” use objective school information and determine what's right for your child .

Then we can use your housing criteria to look at homes that fit the rest of your needs.

For example, if you've already decided on a particular charter or private school, commute time to that campus might suddenly become an important part of your home search.

That's a much more useful conversation than simply saying one entire side of Las Vegas has “better schools.”

Research the School AND the House

When you're relocating with children, your home search isn't just:

Bedrooms + Bathrooms + Price

It may also include:

School options + Commute + Enrollment + Lifestyle + Housing

And sometimes those pieces affect each other.

You may find the perfect house and then discover the school situation doesn't work for your family.

Or you may discover a charter, magnet or private-school option that gives you more flexibility in where you can live than you originally thought.

That's why I recommend researching both at the same time.

Moving to Las Vegas With School-Age Children?

What Is a Master-Planned Community? A Guide for Las Vegas Homebuyers

If you're thinking about moving to Las Vegas, you've probably heard the term "master-planned community" more than once.

Summerlin. Cadence. Inspirada. Skye Canyon. Lake Las Vegas. Mountains Edge.

These are names you'll see repeatedly when researching homes and neighborhoods throughout the Las Vegas Valley. But if you're relocating from another state—especially California—you may be wondering:

What exactly is a master-planned community, and is living in one worth it?

As a Las Vegas native and REALTOR®, I work with buyers who are often trying to decide not only which house they like, but which community and lifestyle fit them best.

And that's an important distinction.

When you purchase a home in a master-planned community, you're often choosing much more than the house itself.

You're choosing the environment surrounding it.

What Is a Master-Planned Community?

A master-planned community is a large residential development that has been intentionally designed to include housing along with other features that may support everyday life within the community.

Depending on the development, that can include:

Parks and playgrounds
Walking and biking trails
Community pools
Recreation centers
Schools
Shopping
Restaurants
Golf courses
Community events
Open spaces
Sports fields
Neighborhood amenities

Not every master-planned community includes all of these things.

Some are enormous and contain multiple villages and neighborhoods, while others are smaller and more residential.

The important thing to understand is that the homes are part of a larger community plan .

Why Are Master-Planned Communities So Popular in Las Vegas?

Las Vegas has experienced tremendous growth over the years, and master-planned communities have become a major part of that growth.

They can appeal to buyers who like having neighborhoods, amenities, parks and services planned together rather than developed individually over time.

For relocation buyers, this can also make learning the Las Vegas Valley a little easier.

Instead of simply searching for a house anywhere in the city, we can start asking:

What kind of lifestyle do you want?

Do you want trails?

Do you want newer construction?

Do you want to be near restaurants and shopping?

Would you prefer an established neighborhood with mature landscaping?

Are community amenities important?

How far are you willing to commute?

Those answers can help narrow down which parts of Las Vegas we should explore.

Summerlin

Summerlin is probably the best-known master-planned community in the Las Vegas Valley.

Located along the western side of Las Vegas near Red Rock Canyon, Summerlin is actually made up of numerous villages and neighborhoods.

That's something relocation buyers don't always realize.

Saying you want to live in Summerlin doesn't necessarily narrow your search very much.

Different parts of Summerlin offer different home styles, price points, amenities and access to shopping, dining, parks and recreation.

You'll find resale homes, new construction, condos, townhomes, gated neighborhoods, luxury properties and 55+ options throughout the area.

Summerlin is frequently requested by my California relocation clients, but I still encourage buyers to explore other parts of the valley before deciding.

Cadence

Cadence is a newer master-planned community located in Henderson.

The community includes parks, trails, residential neighborhoods and continued new-home development.

For buyers interested in Henderson—particularly those looking for newer homes—Cadence may be one of the communities we explore.

It's also a good example of why new-construction buyers shouldn't simply choose a builder first.

Location and community should be part of the decision too.

You may love a particular floor plan, but you also need to think about where that home is located and whether the surrounding area works for your everyday life.

Inspirada

Inspirada is another Henderson master-planned community and one that often comes up when buyers are exploring newer homes and communities in the southern portion of the valley.

The community was designed around parks and outdoor spaces and includes both resale and new-construction opportunities.

For someone considering Henderson, I may compare Inspirada with other areas depending on their budget, commute, preferred home style and lifestyle.

Skye Canyon

On the northwest side of the Las Vegas Valley, Skye Canyon offers another master-planned option.

This area can appeal to buyers who prefer the northwest and want newer housing combined with community amenities and access to outdoor recreation.

The northwest has grown considerably, so buyers who haven't visited Las Vegas recently may be surprised by how much development has occurred in this part of town.

Mountains Edge

Mountains Edge is an established master-planned community in southwest Las Vegas.

One of the things I like about showing relocation clients different communities is that they get to see the difference between a newer developing community and one that has had time to become established.

Mountains Edge includes parks, trails and multiple residential neighborhoods, with a variety of housing options throughout the community.

The surrounding southwest area has also continued to grow, adding more shopping, dining and services over time.

Lake Las Vegas

Lake Las Vegas offers a very different environment from many other master-planned communities in the valley.

Located in Henderson, the community is built around a lake and includes residential neighborhoods, golf, resorts, restaurants and recreation.

For the right buyer, it can offer exactly the lifestyle they're looking for.

For another buyer, the location may not make sense for their daily routine.

That's why I don't believe in declaring one Las Vegas community the "best."

The best community is the one that works for the person actually living there.

Master-Planned Community Does Not Automatically Mean New Construction

This is an important distinction.

A master-planned community can contain:

New construction AND resale homes.

Some communities have neighborhoods that were built years ago while new villages or sections are still being developed.

That can give buyers several options.

You might decide you want a brand-new home with contemporary finishes.

Or you may discover that you prefer an established resale neighborhood with mature landscaping, a larger lot or a location closer to existing amenities.

I recommend looking at both when appropriate rather than assuming new construction is automatically the better choice.

What About HOA Fees?

Many master-planned communities have homeowners associations.

Depending on the property, there may even be more than one HOA .

For example, a property could potentially have a master association along with an additional neighborhood or sub-association.

Before purchasing, you should know:

How much the HOA fees are
How often they're paid
What the HOA maintains
What amenities are included
What rules and restrictions apply
Whether there is more than one association

Don't judge an HOA simply by the monthly fee.

Look at what you're actually receiving and whether those amenities and services have value to you .

If you're never going to use certain amenities, they may not be worth paying more for.

Don't Forget About SIDs and LIDs

Some Las Vegas Valley properties may also have a SID or LID assessment .

These are separate from your HOA.

SIDs and LIDs can be used to help fund infrastructure improvements associated with developing an area.

f you're considering a property with one of these assessments, you'll want to know what remains to be paid and how it affects your overall housing costs.

What Are the Advantages of a Master-Planned Community?

There are several reasons buyers may prefer them.

Depending on the community, advantages can include:

Planned parks and recreation
Trails and outdoor spaces
Community amenities
Neighborhood design
Nearby shopping and services
New-construction opportunities
Multiple housing styles
Community events
Consistent neighborhood standards

For some buyers, those features are a major part of why they choose a particular area.

But they aren't important to everyone.

Are There Any Disadvantages?

Absolutely—and this is where knowing yourself as a buyer matters.

Potential considerations can include:

HOA fees
Multiple associations
Community restrictions
SID or LID assessments
Higher prices in certain communities
Smaller lots in some newer developments
Ongoing construction in developing areas
Paying for amenities you may rarely use

Some buyers love the structure of a master-planned community.

Other buyers want fewer restrictions, no HOA or more space between homes.

Neither choice is wrong.

Don't Choose a Community Based Only on What You See Online

This is especially important if you're relocating to Las Vegas.

You can research communities online for months and still feel completely different once you're actually here.

That's why I prefer to show relocation clients different parts of the valley .

If you're considering Summerlin and Henderson, let's see both.

If you think you want new construction, let's compare it with resale.

If you've only heard about two or three Las Vegas communities, let's determine whether there are others that fit what you're actually looking for.

I've had relocation clients arrive with one area at the top of their list and ultimately choose another after experiencing the communities in person.

That's part of the process.

New Construction Buyers: Contact Your REALTOR® First

If you're interested in a master-planned community because of its new-home developments, there's one more thing you should know.

Talk to your REALTOR® before visiting the builder.

The sales representative in the builder's office represents the builder.

If you want your own real estate representation, builder registration policies can matter, and your agent may need to accompany or register you on your first visit.

I work with buyers throughout the Las Vegas Valley to compare communities, builders, incentives, floor plans and resale options so they can look at the entire picture—not simply whichever model home they walked into first.

Which Las Vegas Master-Planned Community Is Right for You?

There isn't one answer.

Your decision should take into consideration:

Budget
Home style
New construction vs. resale
Commute
HOA costs
SID/LID assessments
Amenities
Parks and recreation
Shopping and dining
Lot size
Location within the valley
Your everyday lifestyle

A beautiful house isn't enough if you don't like where you live.

That's why when I help someone relocate to Las Vegas, I'm not simply helping them search for houses.

I'm helping them learn Las Vegas.

Moving From Hawaii to Las Vegas: Why Vegas Is Called the “Ninth Island”

If you're considering moving from Hawaii to Las Vegas, you may already know that Las Vegas has a nickname that means something special to many Hawaii residents: the Ninth Island .

The connection between Hawaii and Las Vegas isn't new. For decades, Hawaii residents have traveled to Las Vegas for vacations, entertainment, shopping and to visit family and friends. Over time, many have also chosen Southern Nevada as their new home.

Today, that connection is easy to see throughout the Las Vegas Valley. Hawaii Magazine has reported that more than 23,000 Clark County residents identified as Hawaiian or South Pacific Islander in the 2020 Census, and Hawaii favorites such as Zippy's have expanded to Las Vegas.

For someone leaving the islands, that doesn't make Las Vegas Hawaii—but it can make the transition feel a little more familiar.

Why Are People Moving From Hawaii to Las Vegas?

There isn't one reason someone decides to leave Hawaii.

For some people, it's housing. Others are relocating for work, retirement, family, or simply looking for a different lifestyle.

Las Vegas offers a wide range of housing choices—from condominiums and established neighborhoods to gated communities, 55+ communities, luxury homes and brand-new construction.

And unlike what many visitors see on vacation, living in Las Vegas is not the same as staying on the Strip.

Most residents live in communities throughout the Las Vegas Valley, including Henderson, Summerlin, Southwest Las Vegas, Southern Highlands, Mountains Edge, Inspirada, Cadence, Lake Las Vegas and the Northwest.

The Ninth Island Connection

Calling Las Vegas the “Ninth Island” isn't just a clever marketing phrase.

There is a longstanding cultural and travel connection between Hawaii and Southern Nevada. Las Vegas has Hawaiian restaurants, businesses and a sizable community of people with ties to the islands. Direct air connections have also helped maintain the relationship between the two destinations over the years.

That can matter when you're making a major move.

Finding familiar foods, meeting other former Hawaii residents or simply discovering that your new neighbor also has family back on Oahu can make a new city feel less unfamiliar.

But I also tell relocation clients something important:

Las Vegas is still Las Vegas.

You're trading tropical weather and the ocean for the desert, mountains and a completely different climate and lifestyle.

Understanding those differences before you move is just as important as understanding the similarities.

What Changes When You Move From Hawaii to Las Vegas?

The Weather

This is probably the most obvious adjustment.

Las Vegas has a dry desert climate. Summers are extremely hot, but humidity is generally much lower than what someone from Hawaii may be accustomed to.

Winters can also surprise new residents. Las Vegas gets chilly, particularly at night, and the surrounding mountains can receive snow.

You'll probably own a heavier jacket here than you did in Hawaii.

You're Trading the Ocean for the Desert

You won't have the Pacific Ocean outside your door, but Southern Nevada has its own outdoor lifestyle.

Red Rock Canyon, Lake Mead, Mount Charleston, hiking trails, parks and the surrounding desert provide plenty of opportunities to get outside.

It's simply a very different kind of scenery.

Housing Choices Can Feel Very Different

One of the biggest conversations I have with relocation clients is about what they can actually buy once they arrive in Las Vegas.

Depending on budget and location, buyers may find larger homes, newer construction, larger garages, pools, gated neighborhoods and master-planned communities with extensive amenities.

That doesn't mean every Las Vegas home is inexpensive. Summerlin, Henderson and luxury communities can command significant prices.

The goal isn't simply to find a cheaper house.

It's to determine what kind of Las Vegas lifestyle you want your housing budget to buy.

Where Should You Live in Las Vegas?

There is no single “best neighborhood for people moving from Hawaii.”

I would actually be cautious of anyone who tells you there is.

The right community depends on your budget, commute, lifestyle, desired home style and what you want nearby.

For example:

Summerlin offers extensive trails, parks, shopping, dining, golf and both established and new construction communities.

Henderson offers everything from established Green Valley neighborhoods to newer communities such as Inspirada, Cadence and Lake Las Vegas.

Southwest Las Vegas provides convenient access to shopping, dining and newer housing while remaining relatively close to the Strip and airport.

Northwest Las Vegas offers master-planned communities, newer homes and access toward Mount Charleston and the northwest side of the valley.

This is why I prefer to help relocation clients understand different areas first instead of immediately choosing houses.

You aren't just buying a property.

You're choosing where you're going to live every day.

Relocation Guide to Las Vegas: Everything You Need to Know Before You Move

Thinking about relocating to Las Vegas? Whether you're moving from California, another state, or simply considering a fresh start, there is a lot more to Las Vegas than the Strip.

I was born and raised in Las Vegas, and I've watched this city grow and change tremendously over the years. As a Las Vegas Broker Associate, I also work with buyers who are relocating here for jobs, retirement, family, a different lifestyle, or simply because they're ready for something new.

One of the biggest things I tell my relocation clients is this:

There isn't one "best" place to live in Las Vegas. There is a best area for you.

Your budget, commute, lifestyle, preferred home style, amenities and long-term plans all matter.

Here's what I think you should know before making the move.

Why Are People Moving to Las Vegas?

People relocate to Las Vegas for many different reasons.

Some are moving for employment. Others want to be closer to family, are approaching retirement, or are looking for a lifestyle change.

I also work with many people relocating from California who are surprised by how different their housing options can be once they start exploring Las Vegas.

But I never recommend choosing Las Vegas—or a particular community—based solely on what you've heard online.

Come see it.

Drive the neighborhoods.

Look at different types of homes.

Experience the commute.

And determine what actually fits your lifestyle.

Choosing Where to Live in Las Vegas

One of the first questions relocation clients usually ask me is:

"Where should I live?"

My answer depends entirely on the person.

Here are some of the areas I frequently show relocation buyers.

Summerlin

Summerlin is one of the most requested areas among my relocation clients, particularly those coming from California.

Located along the western side of the Las Vegas Valley, Summerlin offers master-planned communities, parks, trails, shopping, dining, golf and access to Red Rock Canyon.

You'll find everything from condos and townhomes to new construction, gated neighborhoods, luxury homes and 55+ communities.

Summerlin is large, though, and the different villages can feel very different from one another.

That's why I don't simply tell someone, "You should live in Summerlin."

We explore it.

Henderson

Henderson is another area I frequently show relocation clients.

Depending on what you're looking for, we may explore areas including Green Valley, Green Valley Ranch, Inspirada, Anthem, Seven Hills, Cadence and Lake Las Vegas.

Henderson can be especially attractive to buyers who need access to employment or family on the southeast side of the valley.

And sometimes my clients arrive convinced they're going to choose Henderson—and end up loving Summerlin.

Other times, the exact opposite happens.

That's why I believe you should experience both before making your decision.

Southern Highlands

Southern Highlands is located in the southwest portion of the valley and offers established neighborhoods, gated communities, newer homes and luxury options.

For some relocation buyers, its location provides a nice balance between access to the Strip, airport, southwest Las Vegas and other parts of the valley.

Mountains Edge & Southwest Las Vegas

Mountains Edge and the surrounding southwest Las Vegas area continue to attract buyers who want access to parks, shopping, restaurants and newer housing without necessarily being in one of the valley's more expensive master-planned communities.

There is also significant growth happening throughout the southwest.

Northwest Las Vegas

Northwest Las Vegas has expanded tremendously.

Depending on your needs, areas such as Centennial Hills, Providence, Skye Canyon and the Kyle Canyon area may be worth exploring.

This can be a great example of why relocation buyers shouldn't limit themselves to the two names they hear most often—Summerlin and Henderson.

There are many communities throughout the Las Vegas Valley that may fit what you're looking for.

Buying New Construction in Las Vegas

New construction is extremely popular with many of my relocation clients.

And I understand why.

Depending on the community and builder, buyers may find contemporary floor plans, energy-efficient features, newer community amenities and opportunities to personalize a home.

But there is something very important relocation buyers need to understand:

The sales representative inside the builder's office represents the builder—not you.

If you want your own real estate representation, talk with your REALTOR® before visiting new-home communities.

Builder policies vary, and in some situations your agent needs to accompany or register you from your first visit.

I regularly tour new-home communities throughout Las Vegas and Henderson with relocation buyers so we can compare builders, communities, locations, incentives and resale options rather than looking at a model home in isolation.

Don't Forget About HOAs, SIDs and LIDs

This is an area that can surprise buyers relocating to Nevada.

Many Las Vegas communities have homeowners associations, and some properties may also have special assessments such as SIDs or LIDs.

Before purchasing, you should understand:

Your monthly or quarterly HOA costs
Whether there are multiple HOA fees
What those associations cover
Any community restrictions
Whether the property has a SID or LID
How much remains on the assessment
How the assessment is billed

A home's purchase price is only one part of the true cost of ownership.

What About Property Taxes?

Nevada property taxes can work differently from what you're accustomed to in another state.

This is particularly important for buyers relocating from California who may be trying to compare their current housing expenses with what they might pay in Nevada.

Rather than estimating based solely on the seller's current tax bill, make sure you understand how the property you're considering may be taxed after your purchase and which expenses apply specifically to that property.

Should You Buy Immediately—or Rent First?

This is one of my favorite conversations to have with relocation clients because buying immediately isn't always the right answer.

Sometimes renting first makes sense.

I recently worked with a couple relocating to Las Vegas from the Bay Area because of a job transfer.

They came to Las Vegas twice, and we spent time exploring both Henderson and Summerlin. We also toured new-construction homes generally ranging from approximately $750,000 to $1 million.

After seeing both sides of the valley, they realized they preferred Summerlin.

But they still owned their home in California.

Rather than rushing into a purchase simply because they were relocating, they decided to rent a beautiful home in Summerlin for approximately $5,000 per month.

That gives them an opportunity to actually live in the community , sell their California property and decide whether Las Vegas is where they want to stay long-term.

If they decide it is, we'll start looking at purchasing or building their Las Vegas home.

That's the kind of relocation strategy I believe in.

The goal isn't to get someone to buy a house as quickly as possible.

The goal is to help them make the right decision.

What California Buyers Often Notice About Las Vegas

I've helped many California buyers relocate to Las Vegas over the years, and one of the biggest adjustments is understanding that Las Vegas is its own market.

You can't simply compare the purchase price of a California home with the purchase price of a Las Vegas home.

You also need to consider things like:

Property taxes
HOA fees
SIDs and LIDs
Utilities
Insurance
Commute
Community amenities
Lot size
New construction versus resale
Builder incentives
Lifestyle

And remember that Las Vegas is spread out.

A home that looks close to something on a map may not feel that way once you're actually driving the route every day.

Come Explore Before You Decide

If possible, I strongly recommend making an exploratory trip before your move.

When I work with relocation clients, I don't want to show them six versions of the exact same neighborhood.

I want them to understand the valley.

That may mean exploring Henderson one day and Summerlin another.

We might look at resale homes and new construction.

We may discover that the community they originally loved online doesn't feel right in person—and another area they hadn't considered feels perfect.

That's valuable information before you buy a house.

Planning Your Las Vegas Move

Once you've chosen where you're going to live, there are still plenty of details to handle.

You'll need to think about things like:

Moving companies
Utilities
Internet
Nevada driver's license and vehicle registration
Schools, if applicable
HOA requirements
Moving dates
Travel arrangements
Pets
Insurance
Closing or lease dates

Planning these things early makes moving week much easier.
