Best Places to Live in Las Vegas in 2026

One of the biggest questions I get from people relocating to Vegas is, “What’s the best area to live in?” The truth is — it really depends on your lifestyle, commute, budget, and what type of community you want.

Born and raised in Las Vegas, I’ve lived all over the valley and helped buyers relocate from California and across the country. Here are some of the top areas people are loving right now and why.


Summerlin


Summerlin is one of the most well-known master-planned communities in Las Vegas. People love it for the parks, walking trails, shopping, restaurants, and newer homes. It also gives you easy access to Red Rock Canyon National Conservation Area if you enjoy hiking and outdoor activities.

You’ll find everything from condos to luxury homes here, plus a strong mix of newer construction communities.



Henderson & Green Valley


Henderson continues to be one of the most popular areas for buyers relocating to Las Vegas. Areas like Green Valley, Green Valley Ranch, and Inspirada offer a more suburban feel while still being close to everything.

People love the newer shopping centers, restaurants, parks, and community feel. Henderson also has a lot of options for both first-time buyers and move-up buyers.


Enterprise & Southwest Las Vegas


Enterprise and Southwest Las Vegas have exploded with growth over the last few years. This area is extremely popular for buyers wanting newer homes, modern communities, and easy freeway access.

A lot of the new construction communities are located here, which is why many California buyers start their search in this part of town.


Lake Las Vegas


Lake Las Vegas offers a completely different lifestyle. Think waterfront views, golf courses, walking trails, and a quieter atmosphere away from the busy Strip.

This area is popular for second homes, retirement buyers, and anyone looking for a resort-style environment.


55+ Communities

Las Vegas also has some amazing active adult communities including Sun City Summerlin and Sun City Anthem. These communities are known for golf, clubhouses, fitness centers, social activities, and low-maintenance living.


So What’s the Best Area?

There honestly isn’t one “best” place to live in Las Vegas — it depends on what fits your lifestyle best. Some people want newer homes and shopping nearby. Others want golf communities, mountain views, or a quieter environment.

That’s why I always recommend narrowing down:

  • HOA preferences

before choosing an area.

It’s not. Each part of town has its own pace, layout, and lifestyle. North Las Vegas & Older Established Areas These areas tend to have: More established neighborhoods A mix of home price points Easy access to major freeways You’ll find a wide range of housing options here, and it’s often where buyers start when they’re looking for more affordability and convenience. Henderson (Including Green Valley Ranch, Inspirada & Cadence) This is where I spent a big part of my life—I went to Green Valley High School, so I know this area well. Henderson is known for: Well-planned communities Shopping, dining, and convenience Beautiful parks and walking trails Communities like Inspirada and Cadence are especially popular for their: Newer homes Community layouts Outdoor spaces and amenities Summerlin Summerlin is one of the most well-known master-planned communities in Las Vegas. It’s known for: Tree-lined streets and scenic views Extensive parks and walking trails A more elevated, polished feel This area offers a wide range of homes, from condos to luxury properties, and is one of the most desirable areas in the valley. Enterprise & Southern Highlands Enterprise and Southern Highlands are some of the fastest-growing areas in Las Vegas. You’ll find: New construction communities Modern home designs Easy access to the Strip and airport These areas are especially popular with buyers looking for newer homes and updated layouts. High-Rise Living on the Las Vegas Strip Living in a high-rise is a completely different experience.
