Buying a new construction home is different from purchasing a resale home. Here are answers to some of the most common questions buyers ask before getting started.


Do I need a REALTOR® when buying a new construction home?


Yes! The builder's sales consultant represents the builder, not you. Having your own REALTOR® ensures someone is looking out for your best

interests, explaining contracts, comparing builders, and helping you navigate the entire process.


Does it cost me anything to use a REALTOR®?


In most cases, no. Builder commissions are generally paid by the builder, so having your own representation typically doesn't increase your purchase price. However, you will still need to sign a buyers agency agreement with your agent. If the builder does not agree to pay the compensation, you may be responsible. Have these discussions upfront with your REALTOR. They can verify If compensation is covered prior to you visiting the builder.


Can I negotiate with the builder?


Builders don't always reduce the purchase price, but they often offer incentives such as closing cost assistance, interest rate buydowns, appliance packages, design center credits, or free upgrades. Your agent will be able to help with those negotiations.


What's the difference between a Quick Move-In Home, Spec Home, and Dirt Build?


Quick Move-In Home: Already completed or nearly finished and available for a faster closing.

Spec Home: Currently under construction with many selections already made by the builder.

Dirt Build: Built from the ground up after you purchase, allowing you to personalize many structural and design selections.


How long does it take to build a new home?


Construction timelines vary depending on the builder and stage of construction.

• Quick Move-In: Immediate to 90 days
• Spec Home: Approximately 2–5 months
• Dirt Build: Approximately 6–10 months


Can I choose my own finishes?


If you're purchasing early in the construction process, you'll usually have more opportunities to personalize flooring, cabinets, countertops, paint colors, and other design selections. Spec and Quick Move-In homes typically have fewer customization options.


Are model home upgrades included?


Usually not. Model homes often showcase premium upgrades that are available at an additional cost. I'll help you understand what's included in the base price versus optional upgrades.


Should I use the builder's lender?


Not always. Builders may offer valuable incentives for using their preferred lender, but it's still a good idea to compare financing options to determine what's best for your situation. Builders tend to be more strict in terms of credit score. Sometimes you can sill get downpayment assistance with an outside lender. I can refer you to  some amazing local lenders.


Can I have a home inspection on a new construction home?


Absolutely. Even brand-new homes can be professionally inspected. A home inspection can identify items that should be corrected before closing, giving you added peace of mind.


What are builder incentives?


Builder incentives are special promotions that may include:
