Nevada law limits my role during rental transactions.
My services are limited to helping you locate and tour available rental properties. I do not represent tenants in:
- Lease negotiations
- Lease terms or legal advice
- Rental applications
- Reviewing lease agreements
- Approval decisions
Each landlord and property manager has their own application process, qualification requirements, and lease terms. My role is limited to locating and showing available rental properties in accordance with the Nevada Rental Showing Agreement.
Rental Home Showing Fee
My Rental Home Showing Service is offered for a flat fee of $1,000.
Unlike traditional rental agents who rely solely on whatever compensation a landlord or property manager chooses to offer, my Rental Home Showing Service is a professional fee-for-service.
I dedicate my time to searching for properties, coordinating appointments, communicating with listing agents and property managers, traveling throughout the Las Vegas Valley, and personally showing homes based on your search criteria.
Because my time and service are dedicated to you—not to whichever property happens to offer agent compensation—I collect my fee in advance.
If I receive compensation from the listing brokerage or property management company, 100% of that compensation will be credited back to you, up to the amount you've paid.
Example
Rental Home Showing Service Fee: $1,000
Property Management Compensation Received: $300
Amount Refunded to You: $300
Your Final Cost: $700
You'll never pay more than the agreed-upon fee.
Before You Start Your Rental Search
Every landlord has different qualification requirements, but these are some of the most common standards you'll encounter throughout the Las Vegas Valley.
Many landlords look for:
- A minimum credit score of approximately 600 or higher
- Monthly household income equal to 2½ to 3 times the monthly rent (many prefer 3x)
- Stable employment or verifiable income
- No prior evictions
- No unpaid balances owed to previous landlords or apartment communities
If you're self-employed or own your own business, many property managers will request your last two years of tax returns to verify income.
If you're employed by a company, you'll typically be asked to provide your most recent pay stubs or other proof of income.
If you've had an eviction, owe money to a previous landlord, or have significant credit challenges, many individually owned rental homes may automatically deny your application. In those situations, apartment communities that specialize in working with unique circumstances may offer more options.
My goal is to help you understand these requirements before you spend money on application fees.
What to Expect
Although every landlord is different, here are a few things that are common throughout the Las Vegas rental market.
- Most leases require a minimum one-year lease term.
- Most landlords require a security deposit, often equal to one month's rent.
- Additional move-in costs may include:
- Application fees
- Credit and background check fees
- Administrative fees
- Cleaning fees
- Pet deposits or monthly pet rent (when pets are permitted)
- Credit and background check fees typically range from $75–$150 per applicant.
- Total move-in costs are commonly two to three times the monthly rent.
- Once an application is approved, most property managers expect tenants to move in within approximately two weeks and generally will not hold a property much longer.
Every Rental Is Different
No two landlords or property management companies operate exactly the same.
Some homes are professionally managed by property management companies.
Others are privately owned and simply listed in the MLS while the owner manages the property directly.
Application procedures vary from property to property. Depending on the landlord, you may be asked to:
- Apply online
- Complete a paper application
- Submit documents electronically
- Pay application fees through an online portal
- Pay by Zelle or another approved payment method
Every rental is handled on a case-by-case basis.
Before We Begin
Before any property showings are scheduled, the following are required:
- A signed Rental Showing Agreement acknowledging the scope of my services.
- $1,000 in certified funds, made payable to Signature Real Estate Group.
- The signed Rental Showing Agreement and certified funds must be received before any property showings are scheduled.
Once these items have been received, I'll begin coordinating showings and helping you find rental homes that meet your search criteria.
