Model homes are designed to showcase a builder's best products, but not everything you see is included in the base price. Before touring a model home, it's important to understand the different buying options, construction timelines, and upgrade opportunities so you can make an informed decision.

Not every new construction home is the same. Builders typically offer three types of homes:


Quick Move-In Homes


These homes are already completed or nearly finished. They're perfect for buyers who need to move quickly and often come with builder incentives.


Spec Homes


A spec home is already under construction. The builder has already selected most of the structural options and finishes, so buyers have limited customization but can usually move in sooner.


Build from the Ground Up


Sometimes called a "dirt build," this option allows you to choose your floor plan, structural options, and many of your interior finishes. It offers the most personalization but also has the longest construction timeline.


How Long Does It Take?


Construction timelines vary depending on the stage of the home.

• Quick Move-In Home: Often available immediately or within 30–90 days.

• Spec Home: Usually ready within 2–5 months, depending on the stage of construction.

• Dirt Build: Typically takes 6–10 months, although timelines can vary based on the builder, floor plan, weather, permits, and demand.
