What Are SIDs and LIDs?
SID stands for Special Improvement District, and LID stands for Local Improvement District.
These assessments are used to help fund the infrastructure needed to build new communities. Instead of requiring developers to pay the entire cost upfront, the expense is financed over time and shared by homeowners within that district.
Those improvements often include:
- Roads and intersections
- Streetlights
- Water and sewer infrastructure

Why Do Some Communities Have SIDs and LIDs?
Not every neighborhood has a SID or LID.
They're most commonly found in newer communities where significant infrastructure was needed before homes could be built. Even within the same master-planned community, one subdivision may have a SID or LID while another does not.
That's why it's important to review each property individually rather than assuming every home in the neighborhood has the same assessments.
How Are SIDs and LIDs Paid?
One of the biggest surprises for buyers is how these assessments are billed.
Unlike your monthly mortgage payment, SIDs and LIDs are typically billed separately through Assessment Management Group (AMG) and are generally due twice each year.
Because they aren't part of your regular monthly mortgage payment, it's easy for relocation buyers to overlook them if they aren't discussed during the home-buying process.
Before purchasing a home, make sure you understand whether the property has a SID or LID, how much the current assessment is, and when the payments are due.
How Long Do SIDs and LIDs Last?
Unlike HOA dues, SIDs and LIDs are not permanent.
Most assessments are established for a set period of time, often around 20 to 30 years, although every district is different.
Some communities have already paid off their assessments, while others may still have many years remaining.
If you're considering a home with a SID or LID, ask how many years are left and whether there is an outstanding balance.
Can a SID or LID Be Paid Off?
Sometimes.
Depending on the assessment and the terms of the transaction, buyers and sellers may negotiate whether the remaining balance will be paid off before closing or continue with the property after the sale.
Every situation is different, so it's important to discuss your options before writing an offer.
Should a SID or LID Be a Deal Breaker?
Not at all.
Many of Las Vegas' most desirable communities were built using SIDs and LIDs. Buyers often choose these neighborhoods because they offer newer homes, beautiful parks, walking trails, community amenities, and thoughtfully designed streetscapes.
Rather than focusing only on the assessment, compare the overall value of the home, the location, and the lifestyle the community offers.

- Does the property have a SID, a LID, or both?
- What is the current annual assessment?
- Is the assessment billed through AMG?
- How many years remain?
- Can the remaining balance be paid off early?
- How does the total cost of ownership compare to similar homes without a SID or LID?
