Summerlin vs. Henderson vs. Southern Highlands: Comparing School Options When Buying a Home
When families contact me about relocating to Las Vegas, three areas come up again and again:
Summerlin. Henderson. Southern Highlands.
And when those buyers have children, the next question is usually about schools.
Which area has the best schools?
That's actually a question I can't—and shouldn't—answer for you.
Choosing a school is a personal decision, and what's important to one family may be completely different from what's important to another.
What I can do is help you understand how these areas differ, where they're located, what types of school options families can research, and how those choices may affect your home search.
Because there's much more to choosing where your family lives than a school-rating number.
First, Understand How Las Vegas School Zoning Works
Most traditional public schools throughout the Las Vegas Valley are part of the Clark County School District.
For these schools, your home address determines which schools your child is zoned to attend. CCSD provides an official zoning-search tool where families can verify the schools associated with an address.
Don't assume that two homes in the same general area necessarily have the same school assignments.
That's why I always recommend verifying current zoning directly with CCSD before making a home-buying decision based on a particular school.
Families may also explore charter, magnet, school-choice and private-school options, which can work differently from traditional neighborhood zoning.
We talked about charter schools in last week's blog. Now let's look at how school research fits into a home search in three of the areas relocation buyers ask me about most.
Summerlin
Summerlin sits along the western side of the Las Vegas Valley with Red Rock Canyon creating that beautiful backdrop that has become synonymous with the area.
But Summerlin isn't one neighborhood.
It's a huge master-planned community made up of numerous villages and individual neighborhoods, so where you're looking within Summerlin matters.
Families researching Summerlin may want to consider their zoned CCSD schools as well as charter, magnet, private and other school-choice options.
And don't forget about what happens outside the classroom.
Summerlin's youth sports community received national attention in 2025 when Summerlin South Little League won the United States Championship at the Little League Baseball World Series. The team defeated the Metro Region representative 8–2 to advance to the World Championship game in Williamsport.
That's a pretty amazing accomplishment for kids from right here in Las Vegas.
For families moving into an area, things like youth sports, recreation and community activities may be worth researching right alongside schools.
Henderson
Here's something relocation buyers sometimes don't realize:
Henderson is huge.
Saying you want to live in Henderson doesn't narrow things down nearly as much as you might think.
Green Valley, Green Valley Ranch, Inspirada, Anthem, Seven Hills, Cadence and Lake Las Vegas can provide completely different locations, housing styles and daily routines.
The same applies when you're researching schools.
Some families may prioritize their zoned neighborhood school. Others may be interested in charter schools, magnet programs or private-school options.
And Henderson has its own pretty incredible Little League story.
In 2026, Paseo Verde Little League from Henderson represented the Mountain Region at the Little League Baseball World Series and advanced all the way to the World Championship game against Curaçao. Little League's official tournament records show Henderson finished the U.S. side of the tournament 4–1.
That means Southern Nevada sent teams from Summerlin in 2025 and Henderson in 2026 deep into the Little League World Series in consecutive years.
For families with children who are active outside school, those are the kinds of community stories that don't show up when you're simply comparing school ratings online.
Southern Highlands
Southern Highlands is particularly worth discussing because I think it sometimes gets overlooked when relocation buyers immediately hear:
“Summerlin or Henderson.”
Southern Highlands is located in the southwest part of the Las Vegas Valley and offers everything from established neighborhoods and traditional residential communities to guard-gated and luxury properties.
And this one is personal for me.
I live about a mile from Southern Highlands, so this is an area I know extremely well.
Its southern location can also be worth considering when you're comparing your family's entire routine—not just where the house is located.
Where do you work?
Where will your children attend school?
Where are their activities?
How often are you driving to Henderson or other parts of the valley?
Those things can matter just as much as the name of the master-planned community on the entrance sign.
So Which Area Has the “Best” Schools?
I
'm going to give you an answer that's probably less exciting than a Top 10 list:
It depends on your child and your family.
A website can assign a school a numerical rating.
A neighbor can tell you they absolutely love their child's school.
Someone in a Facebook group can tell you the complete opposite.
None of them know your child. Instead, research things that matter specifically to your family:
Academic programs: Does the school offer programs that interest your child?
Enrollment: Is it a zoned school, an application-based program or a lottery?
Grade levels: Will another school transition be coming soon?
Transportation: How will your child get there every day?
Activities: Are sports, arts, STEM or other programs important?
Commute: How does school drop-off fit with work and the rest of your family's schedule?
Then verify the information directly with the school or appropriate school authority.
Your School Choice Could Actually Expand Your Home Search
This is something families sometimes discover during the process.
Let's say you originally decided:
“We have to live in Summerlin because of schools.”
But after doing your research, you decide to pursue a charter or private school that isn't tied to your residential address.
Suddenly, you may have more flexibility.
Maybe Southern Highlands makes sense.
Maybe a different part of Henderson gives you the type of house you're looking for.
Or maybe you still choose Summerlin because you love the community regardless of school zoning.
That's why I don't like seeing buyers eliminate huge portions of Las Vegas before they've actually researched their options.
Research first. Then make the housing decision.
What About Home Prices?
This is where the school conversation becomes a real estate conversation.
The same budget can give you very different housing options in Summerlin, Henderson and Southern Highlands.
And even within each of those areas, prices can vary dramatically based on the neighborhood, age of the home, lot size, amenities, views, guard gates and whether you're considering resale or new construction.
So instead of starting with:
“Where should I live for the schools?”
I'd rather ask:
What educational options are you considering? What kind of home do you want? What's your budget? And what lifestyle do you want when you walk outside your front door?
Now we can build a much more useful home search.
Don't Forget About New Construction
If you're relocating to Las Vegas, new construction may also be part of your search.
But don't assume a brand-new community means a brand-new school—or that the school closest to the community will automatically be your assigned school.
Always verify current zoning and enrollment independently.
And if you visit builder models, remember that the sales representative in the model works for the builder.

Moving to Las Vegas With Children?
You don't have to choose between Summerlin, Henderson and Southern Highlands based on somebody else's opinion.
Research the educational options that matter to your family. Then let's compare the actual communities, homes, commute times, new-construction opportunities and price points that fit the rest of your life.
Sometimes the area you thought you'd choose before coming to Las Vegas ends up being exactly right. And sometimes you get here, explore the valley and completely change your mind.
That's why I always encourage relocation buyers to learn the areas—not just the names.
